HOW MANUFACTURED HOMES DIFFER

What's Different About Inspecting a Manufactured Home?

Inspecting a manufactured home differs because it is factory built and sits on a support system, not a conventional foundation. Ben looks closely at the underside, skirting, the Technical Safety BC silver label and any additions built later.

What Ben Checks on Site

  • Support system

Piers, blocking, level and the structure underneath.

  • Additions and decks

Carports, decks and rooms added after the home was set in place.

  • Skirting and underside

Skirting, belly wrap, ventilation and crawlspace access.

  • Silver label

A manufactured home needs a silver label sticker from Technical Safety BC, and Ben checks for it.

  • Moisture paths

Signs of water coming in through the roof, windows or floor, scanned with a thermal camera.

Mobile Home Inspection FAQs

Kelowna Mobile Home Inspection FAQs

Answers to what Kelowna buyers and owners ask before booking a manufactured home inspection.

What does a mobile home inspection in Kelowna include?

The home's structure and systems, plus the parts specific to manufactured homes: the support system (piers and blocking), the skirting, the underside and any additions, along with the exterior, roof, electrical, plumbing and interior, and the Technical Safety BC silver label. A written report with photos comes the same day.

Is a manufactured home inspection different from a regular home inspection?

Yes. A manufactured home is set on piers and blocking rather than a conventional foundation, so the underside, skirting and any additions get specific attention. It also needs a silver label from Technical Safety BC, and Ben checks for it.

How much does a mobile home inspection cost in Kelowna?

A manufactured or mobile home up to 1,000 sq ft is $499.95. A home built before 1970 adds $50, and a secondary garage or shop adds $75.

How long does a mobile home inspection take?

A manufactured or mobile home inspection takes about 3 to 3.5 hours. You are welcome to join Ben for the walk-through of the findings afterwards.

Do you inspect homes in manufactured home parks around Kelowna?

Yes. Ben inspects manufactured homes in parks and on private lots in Kelowna, West Kelowna, Penticton, Vernon, Salmon Arm and Osoyoos.

Can I attend the inspection?

You’re encouraged to join Ben for the walk-through once the inspection is done, where he goes over the findings and answers your questions.
