WHAT A MOULD TEST MEASURES

What does mould testing involve?

A mould test measures the mould spores in the air of your home. Ben runs a professional pump to take an indoor air sample and an outdoor reference sample, and a third-party lab analyses them and reports what is present and how much.

  • INDOOR AIR SAMPLES One sample per 1,000 sq ft is the general recommendation.

  • OUTDOOR REFERENCE An outdoor sample is taken with every test.

  • THIRD-PARTY LAB Results in 8 business days, 4 business days or 2 business days.

Mould needs moisture, so these are the places it most often grows.

Dark grey-green mould spots spreading along the bottom edge of painted drywall behind a pulled-back baseboard in a basement, raking
Bathrooms Steam and poor ventilation can leave walls and ceilings damp.
Basement foundation corner where the concrete wall meets the floor slab, with no person present
Basements Damp corners and past water entry are common places for mould.
Condensation on the glass above a kitchen window sill
Windows Condensation on frames and sills can feed growth over time.
The underside of a bathroom vanity with the doors open, a slow drip at a P-trap joint and dark mould staining on the particle-board cabinet f
Past Leaks Areas behind old plumbing, roof or appliance leaks can stay damp.

Your questions answered

Mould Testing FAQs

Answers to what Okanagan homeowners and buyers ask before booking mould or air quality testing.

How does mould and air quality testing work?

Where no mould is visible, a professional pump takes an air sample, with an outdoor reference sample for comparison. Where there is visible dark staining, a surface sample is taken. The samples go to a third-party lab.

How much does mould testing cost?

An air quality mould test with one indoor sample is $400 with results in 8 business days, $450 in 4 business days or $500 in 2 business days, plus $150 for each additional sample. Surface sample tests are priced on request.

How many samples do I need?

The general rule of thumb is one sample for every 1,000 sq ft, or you can test room by room for specific areas of concern.

What does the price include?

Priority shipping, an outdoor reference sample, one indoor sample, sample discs and the third-party lab analysis fees. Turnaround times begin when the lab receives the sample.

What will the mould test report tell me?

A breakdown of the mould types and spore counts found and the health risks associated with them.

Can I combine mould and radon testing?

Yes. The Air Quality Package pairs an air quality mould test with a C-NRPP radon test for $50 off. Use the code AIRQ in the online scheduler. Radon testing is offered in Kelowna and West Kelowna.

When should I get mould testing?

Common reasons are a musty smell, visible growth, a past leak or flood, or a moisture concern raised during a home inspection.

Is mould testing the same as radon testing?

No. Radon is a gas measured with a separate test.
