How long does a manufactured home inspection take?
A manufactured or mobile home inspection takes about 3 to 3.5 hours.
What does the written report list?
Every system checked: exterior, structure (piers, blocking and framing), roof, electrical, plumbing and interior. Each finding has photos, what it means and what to do, urgent items flagged. Delivered the same day.
Can I attend the inspection?
You’re encouraged to join Ben for the walk-through once the inspection is done, where he goes over the findings and answers your questions. BC rules require every inspection to be reported in writing, so you always get the full written report as well.
What happens if you find something serious?
A home inspection is not a pass or fail. Serious issues such as structural damage, hidden moisture and mould, outdated electrical or a failing roof are clearly flagged in the report, with a recommendation and a timeline, so you can negotiate repairs, ask for a price adjustment or walk away with confidence.
How much does an older Penticton home cost to inspect?
Homes built before 1970 are an extra $50 on top of the price for their size. A manufactured or mobile home up to 1,000 sq ft is $499.95. A WETT inspection of a wood stove or fireplace and a mould air test can be added to the same visit.
