WHY SELLERS INSPECT FIRST

Why Get a Pre-Listing Home Inspection Before You Sell?

Many West Kelowna homes are built into the hillside, with walkout basements, sloped lots and decks facing the lake. A pre-listing inspection shows you how your home is holding up before buyers see it, so you can decide what to repair or disclose on your own schedule.

  • Know the condition

Know the condition of your home before any offers come in.

  • Repair on your terms

Choose what to fix and when, before any subject deadline.

  • Disclose with clarity

Use the written findings when you fill in your disclosure statement.

  • Set a clear price

Factor the home’s condition into your asking price.

  • Fewer surprises

A buyer’s inspector is less likely to find something you have not already seen.

  • Prepare to list

Leave time before your listing date for any repairs you decide to make.

Pre-Listing Inspection FAQs

West Kelowna Pre-Listing Inspection FAQs

Plain answers to what West Kelowna sellers ask before they book.

What does a pre-listing inspection cover in West Kelowna?

The same things as any home inspection. Ben visually inspects the home’s accessible structure and major systems, from the roof to the foundation, and scans the whole home with his thermal camera. The difference is that you book it as the seller, before the home is listed, and the report is yours.

Why inspect before listing a West Kelowna home?

So nothing about your home’s condition catches you off guard once buyers are involved. With the report in hand you can fix items before listing, get quotes, or note them in your disclosure, and you decide which.

When should I book a pre-listing inspection?

Early enough to leave time for any repairs you decide to make before your listing date. Send the booking form and Ben will confirm a date with you.

How much is a pre-listing inspection in West Kelowna?

$449.95 for the inspection, and there is no extra fee for a home built before 1970. A secondary garage or shop adds $75, and a WETT inspection ($199.95) or a mould air test ($400) can be done in the same visit.

Will buyers still do their own inspection?

Often, yes. Many buyers book their own inspection anyway. With your report you have already seen what their inspector is likely to look at, and if you are buying your next home, Ben does pre-purchase inspections too.

How long does a pre-listing home inspection take?

Most homes take about 3 to 4 hours, depending on the size and condition. The written report with photos comes the same day, and you are welcome to join Ben for the walk-through of the findings once he is done.
