Where radon comes from

What Radon Is and Why Okanagan Homes Read High

Radon is a naturally occurring radioactive gas formed by the breakdown of uranium in soil and rock. It cannot be seen, smelled or tasted. It rises from the ground and can enter your home through the lowest level, where the house meets the soil.

  • Natural sourceComes from uranium
    in soil and rock.

  • Higher levels
    in the Okanagan
    Our local geology can
    lead to elevated readings.

  • Real riskRadon can build up
    in any home.

Radon can enter through many small openings in the lowest level.

Questions and answers

Kelowna Radon Testing FAQs

Clear answers to the questions Kelowna homeowners ask before they test for radon.

How long does a radon test take?

A short term test runs for 4 days, plus 4 hours of calibration time, using an annually calibrated, C-NRPP approved continuous radon monitor that records an hourly breakdown of your levels.

Where in my home does the monitor go?

On the lowest lived-in level of the home, the floor closest to the soil where someone spends real time, such as a finished basement. That is where radon is usually highest and what the Canadian guideline is measured against.

What does my radon number actually mean?

Radon is measured in becquerels per cubic metre (Bq/m³). The Canadian guideline is 200 Bq/m³. Health Canada recommends reducing levels above it: within 2 years for readings between 200 and 600, and within 1 year for readings above 600. Your report shows your average against that line.

What if my home reads above the guideline?

Radon levels can be reduced with a mitigation system installed by a C-NRPP certified mitigation professional. Before you decide on mitigation, a long term test is recommended, because radon levels go up and down over time. Ben runs short term tests only, and what you do next is up to you.

Does a radon test help if I am buying or selling?

A radon test is not required to buy or sell a home. A property disclosure statement only asks whether the home has been tested. Some sellers test so they have a result to share, and for buyers it tells you what you are moving into before the house is yours.

Can I add radon testing to my home inspection?

Yes. A standalone short term radon test is $249.95. Added to a home inspection it is $199.95, with the same detailed report.
